ROADWAY CORRIDOR STUDIES

Planning Associates’ roadway route alignment and corridor studies include both alignment alternatives and
impact analysis studies.  Working within professional teams, our planners has contributed to studies of new
roadway corridors from four to hundreds of miles in length.  

Roadway corridor projects have addressed urban impact analysis (land use, socio-economic and zoning
analysis), site analysis, streetscape recommendations and taxing district support documentation.  Our scenic
highway work includes extensive research, alternative proposals, consensus building, field reconnaissance,
conceptual work on a multi-use trail, community outreach and multiple presentations.

CAPE CORAL PARKWAY
Project Size:               
 Six square miles
Project Location:        Cape Coral, Florida
Services Provided:    Lead planner and author of a land use, socio-economic and
impact statement related to this arterial expansion.  Study area addressed 1/2 mile
north and south of the proposed roadway expansion.

CORKSCREW ROAD AND BEN HILL GRIFFIN PARKWAY
Project Size:                Six miles
Project Location:        Lee County, Florida
Services Provided:     Project manager/lead planner for site analysis and streetscape
recommendations for this new arterial involving public and private partnership.
Developed the “University Window Overlay” which addressed plant materials and
their placement, street light fixtures,
support documentation for the proposed taxing
authority,
and coordination between public and private efforts.    

DANIELS PARKWAY STUDY

Services Provided:     Project manager/lead planner for a land use study and
comprehensive plan amendment for property near the Southwest International Airport

HEARTLAND PARKWAY
Project Size:               
 150 miles
Project Location:        Polk, Highlands, Glades, Hendry Counties, Florida
Services Provided:     Lead planner in the initial discussions and corridor alignment
studies regarding the feasibility and strategy of developing a new north-south arterial
through the middle of the state of Florida.  This concept is on hold.

Project Size:                37.8 miles
Project Location:        Polk County, Florida
Services Provided:     Representing the Concerned Property Owners of Polk County
in developing an overlay district for the 38.7-mile long Ridge Scenic Highway.  
Regulations to be included in both the county Comprehensive Plan and Land
Development Regulations address signage, fencing, height, landscaping, and
viewshed regulations.  Developing specifications for a multi-use trail along the
highway.  Extensive coordination with Polk County staff and participation at steering
committee meetings.
